With both a complicated financing structure including multiple classes of equity, multiple debt facilities, and both Federal and State Historic Tax Credits and the challenge of converting a former furniture store into apartments and retail, this to-the-studs renovation of two 1838 Greek Revival Townhomes was a fun challenge to put together. MBCo worked with savy team of professionals to restore the building and put it back into service as a mixed use property mixing traditional retail, long term rental, and short term rental apartments. It’s a great example of our commitment to utilizing creative financing structures, designing high quality space, and balancing multiple tenant uses within the same building.
1572 MAGAZINE STREET
Montgomery Berman & Co. completely renovated this mixed use retail and residential property and commercial building from the studs on time and on budget. With seven apartments and retail space located directly on Magazine Street, this property became a prime candidate for conversion as a Short Term Rental property. With its mix of 1BR, 2BR, and 3BR apartments and superb location on Magazine Street in the Lower Garden District, this short term rental property was consistently full year-round with top reviews. With the arrival of COVID, the property showed its resilience, transitioning to a Long Term Rental model quickly and easily, with 100% of the apartments released within 60-days, ensuring the financial health of the property during turbulent times.


4701 FRERET STREET
4701-25 Freret Street is a great example of Montgomery Berman & Co.'s ability to identify growth neighborhoods to invest in and add value to every project through professional and forward thinking property management. Purchased in 2010, MBCo has perfectly positioned this property to take advantage of the trendy Freret Street renaissance. With a mix of various retail uses and short term rental apartments, MBCo has tripled the rent roll while simultaneously decreasing its expense profile by over 25%.
2715 Carondelet Street
Montgomery Berman & Co. acquired this 1886 Greek Revival Manse in 2015 after years of neglect. It's galleries were falling off and the structure had been illegally divided into five apartments. Over several years, the Main Structure and Carriage House were lovingly restored, paying intense attention to preserving the historic features while nonetheless positioning it for a modern future. The main structure was renovated into a 3400SF 4-Bedroom Owner's unit complete with modern amenities and an attached 350SF guest suite, perfect for Short Term Rental. The property's carriage house was renovated into a full one-bedroom apartment that can be rented out as both a Long Term or Short Term Rental.
